Company Overview

Upside creates senior living experiences within existing multi-family residential buildings, surrounding residents with a coordinated ecosystem of care and support services. The model scales without real estate ownership, bridging housing and healthcare to improve outcomes for health plans and employers.

Investment Rationale

Recent regulatory changes, such as Medicare considering loneliness a supplemental benefit, could create significant tailwinds for the business. Additionally, the market is sized at a potentially very large $8.3 billion. Unlike traditional senior living facilities that are constrained by their existing physical footprints, Upside places clients into existing multi-family buildings without owning any real estate assets. This eliminates lease risk to the business by utilizing "just-in-time leases" that directly mimic the lease terms with their end clients. This approach is mutually beneficial, as it helps building owners lease hard-to-move units, materially increasing their net operating income.
